The Taylor’s – 1987

This is a transcription of the deed transferring 212 1st Avenue SW from Jack R. and Kathryn B. Taylor, to Preston J. and Barbara J. Daniels.

THIS WARRANTY DEED Made the 15th day of May A.D. 1987 by JACK R. TAYLOR and his wife, KATHRYN B. TAYLOR, hereinafter called the grantor, to PRESTON J. DANIELS and his wife, BARBARA J. DANIELS, whose postoffice address is P.O. Box 1303, Jasper, Florida 32052, hereinafter called the grantee:

            (Wherever used herein the terms “grantor” and “grantee” include all the parties to this instrument and the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations) 

WITNESSETH: That the grantor, for and in consideration of the sum of $10.00 and other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms unto the grantee, all that certain land situate in Hamilton County, Florida, viz: 


The C.A. Stephens Lot bounded on the North by lands of P.H. Sandlin, on the East by Courthouse Avenue, on the South by Rice Street, and on the West by ditch running from P.H. Sandlin’s land to Rice Street, and further known as part of Lot 36 of Tompkins Survey of the Town of Jasper, Florida, lying East of said ditch, lying and being in the Town (now City) of Jasper, Florida, in the County of Hamilton.

The above is the same property that was conveyed to Grantors herein by Warranty Deed from Arrie Lewis, dated December 13, 1978, recorded in Official Record Book 140, page 427, public records of Hamilton County, Florida.

In this area are a few hand stamps. The first looks like this:AMOUNT OF STAMP TAXES PAID $202.50 (The amount is handwritten in this space.) HAMILTON COUNTY. ALICE JONES, CLERK (The date 6-5-87 is handwritten here.) BY ________________ DC. Here it is signed by Frances DuBose 

The second stamp is turned sideways, next to the first and looks like this:


TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. 

TO HAVE AND TO HOLD, the same in fee simple forever. 

AND the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee simple; that the grantor has good right and lawful authority to sell and convey said land; that the grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encumbrances, except taxes accruing subsequent to December 31, 1986. IN WITNESS WHEREOF, the said grantor has signed and sealed these presents the day and year first above written. Signed, sealed and delivered in our presence:

I HEREBY CERTIFY that on this day, before me, an officer duly authorized in the State aforesaid and in the County aforesaid to take acknowledgements, personally appeared JACK R. TAYLOR and his wife, KATHRYN B. TAYLOR, to me known to be the persons described in and who executed the foregoing instrument and they acknowledged before me that they executed the same.
